# MEDIAN RENTS SURGE TO $800 PER WEEK IN SYDNEY AND $700 IN BRISBANE
# AUSSIES WORKING HARDER BUT FALLING BEHIND; CASHFLOW POSITIVE PROPERTY IS THE ANSWER
# B.INVESTED FOUNDER NATHAN BIRCH REGULARLY UNCOVERS SUB-$300k PROPERTIES FOR HIMSELF AND CLIENTS
With median rents continuing to climb across Australia's capital cities, property investment specialist Nathan Birch who has a 400-strong personal portfolio says the nation's worsening rental affordability crisis is a wake-up call for Australians looking to break free from the financial pressure of relying solely on employment income.
"Inflation is rising, rents are rising, rates are rising and we're on the cusp of the fifth expected hike, however what isn't rising for most Australian's is their income," Nathan said.
"Those that are renting and on $100,000 which is now regarded as being on the low-income line, give well over half their earnings on rent depending on where they live. It's just not sustainable."
Median weekly rents topped around $800 in Sydney and $700 in Brisbane recently, with rental prices rising across much of the country, and Birch believes many Australians are overlooking one of the most effective wealth-building strategies available: acquiring cashflow-positive investment properties.
The founder of Binvested, Nathan says rising rents are creating significant opportunities for investors who focus on income-producing assets rather than speculative capital growth alone.
"The average Australian has been told to buy one property, hold it for 30 years and hope it goes up in value; however, Australians are working harder than ever, and many feel like they're running faster just to stand still," he said.
Nathan recently uncovered an affordable investment for a client in an inner Melbourne suburb which was purchased for $310,000. The purchaser revalued four weeks later for $550,000, allowing them to pull out $162,000 equity to buy two more properties and rent them at $460 per week.
Birch says increasing rental demand and historically low vacancy rates in many markets have strengthened the fundamentals for investors pursuing cashflow-positive properties.
According to Birch, rising rents are highlighting a growing divide between those who own income-producing assets and those who rely entirely on wages to meet rising living costs.
"Every week, tenants are experiencing rent increases that place additional pressure on household budgets," Birch said.
"For investors, those same market conditions can help create stronger rental income and improved cashflow. The key is buying the right properties in the right locations and focusing on income from day one."
Birch says one of the biggest misconceptions among aspiring investors is the belief that building a property portfolio is only for high-income earners.
"The goal isn't just to own property. The goal is to build enough passive income so you're no longer completely dependent on showing up to work every day to pay the bills," he said.
"The rat race isn't just about work; it's about having no choice but to work."
